A real estate agency website: attracting mandates, not just visits

Portals bring buyers, your website needs to bring sellers. Content, local SEO, online valuation and legal obligations for an effective agency website.

For a real estate agency, portals like SeLoger, Leboncoin or Bien’ici do one job very well: bringing in buyers and tenants. But what keeps an agency alive is mandates. And to find sellers, your website and your local visibility are your best assets. That’s where most agency websites miss the mark.

Your website’s role: convincing sellers

An owner considering selling compares the agencies in their area. They search for “real estate agency Marseille 7th”, “flat valuation Endoume” or “sell my house in Aix”. They want to know whether you know their neighbourhood, how much you charge, and whether you sell quickly and at the right price. Your website must answer these questions.

The essential pages

  • Online valuation: the form that generates the most seller contacts. It should be short, and lead to a meeting rather than an automatic price.
  • Neighbourhood or town pages: price per square metre, property types, atmosphere, recently sold properties. It’s the content that ranks you locally.
  • Sell with us: your method, your tools (professional photos, virtual tours, listings distribution), your average time to sell.
  • The team: photos and introductions of your advisers. Real estate is still a matter of trust.
  • Sold properties and customer reviews: proof that you keep your promises.
  • Fees: mandatory display, we come back to this below.

Listings: connecting your software

Your listings are already managed in industry software (Hektor, Apimo, Netty, AC3 or another). The website must connect to it automatically to display your properties without double entry. A good integration also enables a fast search engine, email alerts for buyers and well-ranked property pages. It’s the kind of work we do in integration and automation.

The agency’s local SEO

The Google Business Profile

When a seller types “real estate agency” followed by their neighbourhood, the Google map appears first. A complete profile, with photos of the agency and the team, and above all many recent reviews, is essential. Follow our guide to the Google Business Profile and our method to get more reviews.

One page per agency

If you have several agencies, each must have its own page, with address, team, properties in the area and reviews. That’s what we set up for the Rêvimmo network in Belgium.

Neighbourhood content

A neighbourhood guide, a regular update on price trends or an analysis of the local market are content that national portals don’t produce. They position you as the expert in your area, and they attract exactly the owners you want to meet.

  • Fee schedule: real estate agents must display their rates on their website, visibly and accessibly.
  • Listings: fees payable by the buyer, the energy performance certificate (DPE) and the estimated energy costs must appear in listings, along with certain information for properties in co-ownership.
  • Professional licence and financial guarantee: their references appear in the legal notice.
  • Prospect data: the valuation form collects personal data, with the obligations of the GDPR. See our article on legal notices and the GDPR.

Measuring what matters

The number of visits matters less than the number of valuation requests and signed mandates. Connect your forms to your software or your CRM to know how many mandates actually come from the website.
